Here are the documents required for a mortgage lender or broker (some may vary). They should give you an accurate list of what they need, but in general, this is what is required:

BASIC DOCUMENTS
– Client Authorization
– Pay stub (if employed)
– 2 Photos (identity documents)
DOCUMENTS REQUIRED WHEN THE PROMISE TO PURCHASE IS ACCEPTED
– The completed Promise to purchase
– SIA / MLS File
– School taxes and municipal taxes (copy)
– Vendor Declaration
– Proof of your investments, RRSPs and liquidity (three months of complete statement if less than 20% cash, 30 days if more than 20% cash)
YOUR CREDIT FILE

EMPLOYEE
– Letter from your employer confirming your title, the exact date you were hired and your income
– Recent pay stub
SELF EMPLOYED ‘REGISTERED’
– Notice of provincial and federal contributions (past two years)
– Proof that your taxes are paid in full and up to date (copy of last check in the account or proof that taxes are zero for both governments)
– General T1 (first 4 pages) including the status section of the results of a business (past two years)
SELF EMPLOYED ‘INCORPORATED’
– Same documents as the above (for Self Employed Registered) but adding these documents:
– Financial Statement of the company (last two years)
– Constitutive Status
The ‘I DECLARE’ PROGRAM
– The same documents as the self-employed registered, adding these documents:
– The ‘I Declare’ Form, completed and signed
IF YOU ARE THE OWNER OF OTHER BUILDINGS
– Mortgage Statement for each of the properties you own to demonstrate the balance and the payment of the mortgages.
– School and municipal taxes for each property (copy)
– Leases or renewal dates if you own rental property or a T1 General including the income and the expenses section of rental property.
